Information About Brentwood, TN

Brentwood is a beautiful town outside Nashville, Tennessee. It is just minutes from Nashville’s airport and biggest attractions, but offers peaceful upscale living in the country’s rolling hills. With some of the best schools in the United States and a friendly population, it’s a wonderful place to call home.

History of Brentwood, Tennessee

Brentwood wasn’t officially incorporated as a town until 1969, but it has a much longer history than that. White settlers moved into and through the area in the 1700s. After the Revolutionary War, many families were granted land in the area as thanks for their service. They arrived and built homes in Brentwood, some of which still exist today. The Cool Springs House, now a historic landmark, is part of this early history that hosts visitors and private events.

The town was almost entirely destroyed in the Civil War. A relatively small battle was fought over the Nashville & Decatur Railroad on March 25, 1863. It was a decisive victory for the Confederates, who lost only 6 soldiers to the Union’s 305, but the town infrastructure suffered greatly.

By the late 1800s, most Williamson County real estate was dedicated to agriculture, focused on tobacco farming. After the Great Depression, the town began an upswing. The population grew in size and income. It is now home of dozens of professional athletes from the Nashville area, drawn to claim their own piece of Brentwood, TN real estate for its peaceful atmosphere and welcoming community.

Growth and Economy

Brentwood has grown steadily since the 1970s. It was a very small town then, with only 4,000 residents. After explosive growth in the 80s and 90s, where it quadrupled in size, the expansion has continued at a steadier pace.

It is now home to around 41,000 people in about 12,000 households. The unemployment rate is lower than the country average, at 4.2%. Half the population works either in business management or administrative support. The town serves as the headquarters of many national corporations, bringing lots of good jobs of this type to the region.

Brentwood is a relatively wealthy place. The median household income is around $140,000 and only 2% of the population lives below the poverty line. This is reflective of Williamson County more broadly. It has been ranked the 11th wealthiest county in the country by the US Census Bureau.

Demographics and Population

Brentwood is a great place to settle down. Over 80% of households are married couples, and nearly half have children under 18 at home. Almost all adults in Brentwood have finished high school, and 68% have a bachelor’s degree or higher.

The town has just slightly more women than men, at a ratio of 100:97. Overall, it’s a relatively young place with just 8.3% of residents over 65. The majority of residents (58%) are between 18 and 44, and much of this group is raising families.

Over 30% of Brentwood residents are school-aged, and they are fortunate to live here. Students attend Williamson County Public Schools which are among the best in the nation. Newsweek ranked three of the high schools in the top 1,000 in the US. Six high schools rank in the top 25 in Tennessee according to US News. Your Brentwood real estate agent can help you find Brentwood, TN homes for sale near the schools that are right for your children.

Summers bring the Brentwood Summer Concert Series. These outdoor concerts feature everything from classical music from the Nashville Symphony to cover bands and modern rock. They are free and are hosted at the Eddy Arnold Amphitheater in Crockett Park.
