Tips before buying your next home

Before outlining what you can expect during the home-buying process, I would also like to mention that unlike most real estate agents, I don’t just haphazardly search the MLS for homes that seem to be along the lines of what you want. Rather, I have an intimate understanding of the premium home market in Greater Nashville and connections that allow me to quickly identify promising homes for my clients.

Before bringing a home to your attention, I learn everything that I can about it. That way, I can tell you everything that you need to know right away. I dig down into the finer details to ensure that you get a home that will positively thrill you. You simply won’t find this level of service elsewhere.


Buying a Home: What to Expect

Clients often assume that the best thing is to hire an agent and to let them take the reins. I am certainly here to guide you through the process, but I believe that these transactions are more successful when clients know what to expect ahead of time. After all, buying a home is a major legal and financial commitment. Shouldn’t you have a decent grasp of how things will unfold?

Below, you will find a rundown of the steps that go into the home-buying process. Paramount among them is hiring the right agent. I sincerely hope that I will have the honor of assisting you. Once that is out of the way, here is what to expect:

  • Get your finances in order. In particular, check all three of your credit reports. Even if you are certain that your credit is stellar, mistakes can and do happen. If you find any errors on your report, you’ll need to address them quickly.

  • Set a budget. If you will be taking out a mortgage, conventional wisdom dictates that no more than 36 percent of your monthly income should go toward housing-related costs, including your mortgage, homeowner’s insurance, property taxes and maintenance.

  • Prepare a down payment. Make sure to also factor in closing costs, which are typically around 5 percent of the cost of the mortgage. A down payment of 20 percent or more is ideal. Now is also the time to decide if you will be buying points to enjoy an even more competitive interest rate.

  • Search for a home. This is where I really shine. I will sit down with you to understand your needs and use this information to find homes in your desired area that meet your precise criteria.

  • Make an offer. We will use comps to arrive at a competitive but reasonable one. Some back-and-forth, including counter-offers, may be involved before arriving at a mutually acceptable price.

  • Enter contract. I can connect you with a real estate attorney who can review everything for you. They will make sure that the right contingencies in place so that your best interests are protected.

  • Make good faith deposit. This is typically around 1 percent of the agreed upon price.

  • Secure a loan. I can connect you with a mortgage broker who can identify a personalized solution for you. Around this same time, a credit check and appraisal will be performed.

  • Have the home inspected. Again, I can refer you to a thorough, highly regarded home inspector who will help you avoid unpleasant surprises once the home is yours. If problems are found, we will request that the sellers fix them or reduce the price accordingly.

  • Close the deal. Approximately two days before closing, you will receive a final HUD Settlement Statement from your lender that outlines all of the closing costs. An escrow account may be established at this time. As for the actual closing? I will be there to ensure that it goes off without a hitch.
