Listing My House

One of the most important steps, when you are ready to sell, is to find a qualified real estate specialist in your area. I work almost exclusively in the Williamson County area, so I know the market, the potential buyers, and the features that attract interest. I would be thrilled to help you through the process of listing and selling.

When you get ready to list your home, there are some basic steps to take:

  1. Pick an agent who specializes in your type of home and your area. I would be honored to work with you in this capacity.

  2. Work with your agent to price your home. Pricing too low will lose you money. Pricing too high will dissuade buyers and leave your home on the market longer. A local expert can show you comparable sales and analyze the market to know how you should price. Since I only focus on Williamson County, I am aware of all the sales in the area and can show you precisely how your house fits into the county market.

  3. Get your home ready for showings. This includes making repairs – even small flaws can be used in negotiations with a buyer, so it is often worth the work and investment to correct any problems. You will also want to have your home cleaned from top to bottom and even staged if you have already moved out. I am happy to work with you on staging if needed.

  4. Advertise your home for sale. Your home should be posted online with lots of pictures and extensive detail. You may also want to use traditional mailed marketing to reach local buyers. Showing your home is also part of this process.

Selling My Home

Once buyers are interested, it is time to sell your house! This is another step in the process where, as your real estate agent, I can be a huge help. I will facilitate the submitted offers and work with you on negotiations regarding price, repairs, and contingencies.

Together, we will discuss counter offers and how to handle multiple offers that might come in. Ultimately, the decision is yours about what matters most – a guaranteed sale, a higher price, few or no improvements required, contingency issues, and more. I will also work with you through inspections and required repair steps if they are necessary.

Some common issues to consider at this point:

  • The buyer might want a contingency clause. This means they don’t officially buy your house until certain conditions are met. Some are simple, like having repairs done or passing certain inspections. It is also common for buyers who are moving from a home they already own to include a contingency that states they must sell their own home first.

  • What is the best closing date? Do you need to move by a certain point related to your children’s schooling or when you start a new job elsewhere? I can help you choose the right closing date and, if necessary, negotiate a time you could stay in the house after the sale. This can be especially useful if you are waiting for a closing date on the home you are moving in to.

Once that work is done, I will work with you and the buyer’s agent through closing to make the process as simple as possible. Together, we will finalize a contract that specifies all the inspections and repairs that must be completed before the sale. I will work with a title company to make sure your title is clear and ready for transfer.

On the final day – Closing– We will meet with the buyer’s side to officially sign the papers. At this point, you will transfer the title, hand over the keys, and receive payment!
